Our Home Program
We are currently selection the family for home #45 that will be built at 1201 N Broadway, right next to out ReStore in Hastings. Attending a Family Selection Workshop on Saturday. Jan. 11 at 11:00 am or Tuesday, January 14th at 6:30 PM is the first step to applying!
Need
Simply “wanting to own a home” is not need. If you are not safely and or affordably housed, or your current housing situation is not sustainable, and you can not qualify for a mortgage through a traditional path, a Habitat Partnership may be for you.
Ability To Pay
To be able to afford a Habitat Home you need to earn between 35% and 80% of the Area Median Income, which is set by HUD per county. That means for your family size* your 2024 income should have fallen between these annual amounts:
Family of 2: $24,718 and $56,500
Family of 3: $27,825 and $63,550
Family of 4: $30,905 and $70,600
Family of 5: $33,390 and $76,250
Family of 6: $35,875 and $81,900
Family of 7: $38,325 and $87,550
Family of 8: $40,775 and $93,200
*Family size is based on more than 50% time in the home
These income guidelines are set by HUD and fluctuate slightly from year to year. There will be updated numbers after May of 2025. While we wish we had the capacity to help everyone in need, we don’t, so if you are not in between the numbers above for your family size you will not qualify for a home.

Why would you want to partner with Habitat?
There are many paths to Home Ownership, but a traditional mortgage program can be out of reach for many people. We can remove some of the barriers, but not all of them. If you are selected as a Habitat Home Partner Family, we will build or renovate, an energy efficient home for you. We sell it to you for the appraised value, keeping it affordable for your family by fluctuating the terms and not adding market rate interest. Your credit must be decent and your debt load cannot be excessive. The down payment on a Habitat home is $500.00 + your hours of work. That makes a Habitat partnership an appealing option for many people who would otherwise only be able to afford a “handyman’s dream” home.
